Emergency Maintenance
Maintenance is a common issue but we do our best to limit any inconveniences during your tenancy. When you place service requests on your tenant portal, we will handle those as either Non-emergency issues or Emergency issues.
Non-emergency issues are those that do not cause any immediate threat or danger to the tenant or property. For these issues, we encourage tenants to submit a work order from their tenant portal. We will prioritize specific types of maintenance requests that are not considered a building emergency, but do cause serious inconveniences, such as no air conditioning in the summer.
Emergency issues will be addressed immediately. These include the following major categories:
- Safety and habitability issues will be quickly addressed to avoid potential harm. We will always try to address these issues within 24 hours.
- Damaging issues could relate to potential water damage due to a roof or plumbing leak. These issues will be investigated as soon as possible and, if not immediately repairable, temporary measures will be taken (such as tarping a roof) while gathering the necessary info/documentation/permit/funding in order to resolve the issue properly.
- Building emergency, we will be sure to call and try to schedule with you first, but please note that we will enter the unit in order to take care of the emergency even if we are not able to reach you.
- Off-hours and weekend emergency calls will be answered by our After-hours team. Please call (505) 427-3893 after business hours or during the weekend and an emergency vendor will be dispatched for you if it is indeed determined that it is a building emergency.
